Water damage is one of the most common and costly issues homeowners face, especially when they're away and unable to address problems immediately. Whether you're going on vacation or leaving your home unattended for an extended period, taking preventative steps can save you from costly repairs and significant inconvenience. Here are ten practical tips to prevent water damage while you're away.

1. Inspect Your Home Before You Leave

Check under sinks, around toilets, and behind appliances like dishwashers and washing machines for any signs of potential leaks, cracks in walls, ceilings, or plumbing that might worsen over time.

2. Shut Off the Main Water Supply

Turning off your home's main water supply eliminates the risk of leaks or burst pipes while you're away. If that's not feasible, shut off water to high-risk appliances like the washing machine, dishwasher, and toilets.

3. Drain Your Pipes

After shutting off the water supply, run the taps and flush the toilets to remove residual water, reducing the risk of frozen pipes bursting in cold weather.

4. Install a Leak Detection System

Water leak detectors placed near appliances, pipes, and basements prone to flooding can send alerts to your phone if they detect leaks, letting you act quickly.

5. Inspect and Clean Your Gutters

Clear out leaves, debris, and dirt from gutters and downspouts to ensure proper drainage and prevent rainwater from pooling and seeping into your home.

6. Test Your Sump Pump

Pour water into the sump pit to confirm the pump activates and drains efficiently, and consider a battery backup system to keep it running during a power outage.

7. Seal Windows and Doors

Check for gaps or cracks, especially around basement windows, and apply weather stripping or caulk as needed to prevent water seepage during storms.

8. Check Your Roof for Damage

Inspect for missing shingles, damaged flashing, or other wear that could allow water to enter your home, and repair any issues before you leave.

9. Ask Someone to Check Your Home

Enlist a trusted friend, neighbor, or family member to check on your house periodically, and provide instructions on how to shut off the water supply in an emergency.

10. Maintain Your Water Heater

Consider turning off your water heater or setting it to vacation mode to reduce the risk of leaks while saving energy, and inspect it for rust or corrosion.

Taking the time to prepare your home before leaving can significantly reduce the risk of water damage and give you peace of mind while you're away.
